How to Own a Miller's Hill Home

There are several ways you can purchase a Miller’s Hill home:

Put a contract on a home that has been partially or completely renovated.

This way of buying a Miller’s Hill home is no different from purchasing a regular home. You offer a purchase contract for the home of your choice. If the home is complete and your contract is accepted, you may move in as soon as the necessary legal steps have been taken. If the home is not yet complete, you may not be able to move in until the completion of the home.

Place a reservation on a home that has not yet been renovated.

“Reservations” are used for Miller’s Hill homes where reconstruction has not yet begun and preliminary floor plans and pricing estimates have not been done. A “reservation” on a Miller’s Home is essentially an agreement, backed by your deposit, ensuring that you get right-of-first refusal on a particular Miller’s Hill home. Once a reservation agreement has been signed, selective demolition will be done on the house, preliminary floor plans will be completed, and a preliminary price will be computed. (Please be aware this may take several months.) If the results are not to your liking, you may back out of the agreement and your money will be refunded. If you are still interested, you will be asked to sign a purchase contract once plans and pricing have been finalized to your satisfaction. Reconstruction work on your house will be scheduled as soon as possible, but timing will depend on the other homes that are being worked on. The entire process, from reservation to move-in may take up to eight months.

One advantage of choosing a Miller’s Hill home that has not yet been renovated is that you will be able to customize the home specifically to your needs and have a choice of finish materials. You can expect a completely refurbished Miller’s Hill home to be priced between $300,000 and $400,000 dollars. Prices will vary depending on the size of the home, the amount of renovation necessary, and the features in the home.
